What’s Inside Your Home Book, and Why We Write It Before We Build
Most building surprises come from decisions that were never written down. Your Home Book is how we prevent them. It’s one document, bound for you to keep, that describes your home completely before construction begins.
What’s inside
- How you live. What we heard in your design consultation: your household, your weekday, how you host, and what has to feel right.
- The site. Flood zone, required elevation, setbacks, views, and utilities.
- Room by room. For every room: size, floors, walls, cabinetry, counters, fixtures, lighting, and the notes that make it yours.
- Selections and allowances. What’s already chosen and priced, and what’s still to choose, with a budget and a decide-by date for each.
- Investment. Your contract price by category, the contingency, and the payment schedule tied to real milestones.
- Calendar. Target dates from permit to keys, and the decisions we’ll need from you along the way.
- What’s included, how changes work, and how we keep in touch.
Why it comes first
Choices cost the least when they’re made on paper. Moving a wall in a drawing takes an afternoon; moving it on site takes demolition, rework, and weeks. Writing everything down first means construction simply follows the plan.
It also means you know what you’re buying. The finish level, the budget, and the schedule are in front of you before you commit, not discovered along the way.
When plans change
They sometimes do, and that’s fine. Any change after signing is priced and approved in writing before the work happens, and we issue a new version of the book so it always matches your home.
How it begins
Your Home Book starts with a complimentary design consultation. We listen first, walk the lot with you, and talk through the rooms that have to be right. From there, the book takes shape with you.
